杠杆

杠杆是指将借到的货币追加到用于投资的现有资金上。它是衡量风险的指标。杠杆越高,风险越大,随之收益和亏损都会加大。在经济环境好的情况下,投资者通常倾向加杠杆,从而获得更高的风险收益。而经济环境不明朗的时候,不建议一昧追求收益而增加杠杆,反而需要降低杠杆,稳中求胜。

比如近期全球股市,风险指数都比较高,即使在美股连续四次熔断的情况下也不要随意加杠杆,控制风险。

房产

再来看看房产,在经历疫情的寒冬后,近期上海房产迎来了一波小阳春,新房市场的限价稍微有点松动,二手房市场需要划分区域,好地段,交通,学校配套设施的次新房市场比较不错,与之相对的老破需要结合自身的需求,谨慎对待。

在“房住不炒”的政策下,需要结合我们刚提到的现金流和杠杆,根据自身是否在未来有持续现金流,以及贷款比率来考虑购房。

短期投资客不建议,一是房产流动性差的问题,二是政策上的控制对于短期大幅上涨的可能性不大,虽然有小幅上涨弹性,但从高资金成本和较长的变现周期考虑,不适合短期投资。

The establishment of the Oceanic division could be regarded as a related diversification since existing technology will be
used to develop new products for new markets. The success of this strategy will very much depend on the strength of
